1 ) Is The Grays On Pennsylvania an income restricted community?

Each apartment home at The Grays on Pennsylvania is income restricted. Your total annual income must be below the limits listed below to qualify. Please provide proof of income when applying for an apartment. We do accept Section 8/Housing Choice Vouchers (HCVP). All applicants whether or not they possess a HCVP are required to meet the same criteria.
1 Person Maximum – $45,180
2 Person Maximum – $51,600
3 Person Maximum – $58,080
4 Person Maximum – $64,500

3 ) How do I pay my rent?

Rent is due per the lease agreement on the first of every month. Rent should be submitted via the ‘Rent Drop’ mailbox slot located in the lobby next to the side entrance to the left of the front desk. Rent can be paid by certified funds (cashier’s check, money order).

4 ) When is my rent payment due? When is it late?

All rent is due on the first of the month and is late on the second. However, you have a grace period of five days to pay your rent without a late fee. If rent is not received on or before the fifth of the month a five percent late fee is assigned to the account.

5 ) How do I submit a maintenance request?

If a need arises for a work order to be performed in your apartment all you need to do is contact our office by phone (202-584-1869), email (thegrays@bozzuto.com) or stop by and let us know. If there is an after-hours emergency please call 202-584-1869 and you will be placed in touch with the proper personnel.

6 ) If I get a job transfer, can I break the lease?

Yes, we understand that certain unforeseen occurrences may happen. When they do, please notify our office immediately and we will be able to review in more detail based on your situation.

7 ) Is my security deposit fully refundable?

At the end of your lease your security deposit is returned to you plus any earned interest. However, monies will be deducted for any damages or other charges owed on the account.

8 ) A guest will be staying with me for a while. Is that permitted by the lease?

We welcome our residents to bring their guests for a short time. All occupants including children will need to be listed on your lease agreement. A background check must be performed for those occupants over 18 years of age.

9 ) Do you accept package deliveries?

Most carriers (USPS, UPS, FedEx) will leave your package with the office staff. In some cases, USPS will leave packages in your mailbox if they fit. DHL will usually go to your door and attempt delivery. The carrier is responsible for leaving a notification on your mailbox if they leave a package at the office for you. The office does not notify you when packages arrive. Any packages that are not claimed within 7 days will be returned to the sender.

10 ) Where do I put my trash?

There is a trash room located on every floor. The trash rooms are equipped with recycling centers. When disposing of trash, please place your household trash bag down the chute. Residents that leave trash bags on the floor in the trash room will receive a $50 fine per occurrence. If you have oversized items (such as a mattress) it is your responsibility to arrange for disposal. These items should not be left on the loading dock without prior management approval.

11 ) Do you have guest parking?

Parking garage spaces are reserved and assigned to residents by the management office. Guests will need to locate street parking.

12 ) Where can I park my motorcycle?

A motorcycle is welcome to be parked in our resident parking area. Please contact our office for parking availability.

13 ) What are the fitness center hours?

The fitness center is open 24 hours. Your key fob will provide access.

14 ) What if I lose my access fob?

The replacement fee for the gray fob is $75.00 and the replacement fee for the black fob is $150.00. The original access fob you were issued will be deactivated.

15 ) Can I change my locks?

Please contact the management office if you would like to have your lock changed. Lock changes are performed at the expense of the resident. Management will continue to retain a copy of the key per your lease agreement. Adding additional locks to the door or changing the lock and failing to notify management are lease violations.

16 ) How do I setup my utilities?

The Grays on Pennsylvania is pre-wired for Comcast cable and Verizon telephone. Please contact our office to find out how to begin these services.
